Mead sits right on the open high plains at about 5,000 feet, straddling Interstate 25 with Highway 66 cutting through as its main east-west arterial, and that exposed position east of the foothills puts it square in the Front Range hail and wind belt. There's little tree cover or terrain between Mead and the storms that roll off the mountains, so roofs and west-facing siding take the full brunt of summer hail, sustained gusts funneling along the I-25 corridor, and relentless high-altitude UV that bakes shingles and fades paint faster than people expect. Because the bulk of Mead's housing stock dates to the 1990s building boom and the newer subdivisions still filling in former farmland, a large share of homes are now reaching the point where original roofing, gutters, and exterior finishes need replacing rather than patching. We build for those exact conditions, not for milder climates.
